However, Bob stood out from all the rest. He also came very highly recommended from a colleague I work with who couldn’t say enough positive things about working with him. They too had been referred to Bob from a friend – which speaks volumes about Bob. To me of course referrals are the most trusted source. We weren’t easy buyers to work with. We had very specific ideas about the house we wanted, and Bob was incredibly patient. He also really listened to us and understood what was important to both my husband and I (in terms of our needs and wants). And yes – he found the house for us. Not only did we get daily listings from him of all new homes on the market, but Bob would also constantly scan what was coming in and then bring our specific attention to homes that he particularly thought we would be interested in. This is what happened with the house we bought. In fact, the minute it came on the market Bob recognized it as a home that fit our criteria, and as a result of quick action by him, we were able to put the first offer in on the home (which proved to be essential because around six subsequent offers came in). However, Bob’s skills and expertise through this process was key in advising us how to deal with the situation and negotiating with the seller’s agent – to still keep us in the game, but always within our price range. Because there were other bids on the table we were very nervous, but Bob handled the situation perfectly both in terms of advising us what to do, not to do, and how he also (I believe) dealt with the seller’s agent. Also, the price we paid for our house was way below market value, so a great deal for us. There were offers that subsequently came in, but again because of Bob’s quick action, the deal with us was already agreed to. We feel very lucky and it really is thanks to Bob that we were able to get our house (with all the other competitive offers that came in). And yes, he expertly advised us what price we should offer and he was right – which was still within our price range. I know too that he is very reputable among other agents, well liked and respected, so this of course helps too. He is very professional and when he accompanies you to homes, it is clear how well prepared and experienced he is. Before we even viewed homes, Bob would give us an assessment of the area, schools, street value etc. And after viewing the home pointed out concerns, how it compares to other similar homes on the market, what are potential problems, etc. Bob also tirelessly went out with us whenever we wanted to see homes, and was always very responsive and accommodating to our schedules – both during the week and weekend. We know he had many other clients but we felt as if we were his only clients. He is very honest, and his experience really does come through. We also really liked that he is not ‘pushy’. Other agents we met were too overbearing, where we felt that the sale was more important to them then our own needs and desire to find the perfect home. As you know buying a home is one of the most important decisions, and Bob never pressurized us in any way. He also releases a real estate newsletter that we found helpful. So in summary, there is honestly nothing I can say that is negative or concerning about Bob. Both my husband and I think he is an exceptional agent. My husband has also been in sales for over 15 years, and often commented what a pro he is. Knowing what the experiences have been of other friends, I strongly recommend that you use Bob.
